Homeowners insurance

Home insurance for your house
and your family

A home policy should help rebuild the house, replace what is inside, cover a place to stay, and protect your family if someone is hurt. We help you choose those coverages before you have to depend on them.

The policy, broken down

The six parts of a homeowners policy

The names are not exciting, but knowing what each coverage does makes policies much easier to compare. Start with the house, then work through everything inside it and the liability that comes with owning it.

  1. 01

    Dwelling

Covers the house and attached structures. The limit should reflect what it would cost to rebuild, which is different from the home’s market value.

  2. 02

    Other structures

Covers structures that are separate from the house, such as a detached garage, fence, shed, or workshop.

  3. 03

    Personal property

Covers belongings such as furniture, clothing, and electronics. Jewelry, art, firearms, and other valuable items may need additional coverage.

  4. 04

    Loss of use

Helps with the extra cost of lodging, meals, and other living expenses if covered damage makes the house temporarily unlivable.

  5. 05

    Personal liability

Helps pay for legal defense and covered damages if someone in your household is responsible for another person’s injury or damaged property.

  6. 06

    Medical payments

Helps with smaller medical bills when a guest is injured on the property, usually without first determining legal fault.

Same name. Different coverage.

Two home policies can cover the same house very differently.

The premium is easy to compare. The policy underneath it takes a closer look. The details determine what a policy pays, what it leaves to you, and how completely you can put the home back together. We compare those differences before deciding which quote offers the better value.

Six places where a lower premium can hide a much larger cost.

  • 01

    Wind and hail deductible

This may be a percentage of the dwelling limit. On a $500,000 home, a 5% deductible means $25,000 out of pocket.

  • 02

    Roof valuation

Replacement cost and actual cash value can produce very different claim payments as a roof gets older.

  • 03

    Water coverage

A burst pipe, sewer backup, and outside flooding are three different losses. A policy may cover each one differently, or not at all.

  • 04

    Building code upgrades

When a repair has to meet current building codes, ordinance or law coverage can help pay for required upgrades that the damaged materials alone would not cover.

  • 05

    Extended replacement cost

If rebuilding costs rise beyond the home’s insured limit, this added protection can provide more room to finish the rebuild instead of stopping at the original limit.

  • 06

    Replacing what was inside

Some policies subtract depreciation from belongings. Replacement cost coverage can instead help pay for comparable new items after a covered loss.

Common home insurance questions

What does homeowners insurance cover in Oklahoma?

A standard homeowners policy has six main parts: dwelling, other structures, personal property, loss of use, personal liability, and medical payments. Coverage still depends on what caused the damage, the limits you selected, and the exclusions in the policy for that loss.

How is the rebuild cost different from my home's market value?

Rebuild cost estimates the labor and materials needed to reconstruct the house after a covered loss. Market value includes the land, the location, and what a buyer would pay. That is why the dwelling limit does not necessarily match the purchase price.

What does a percentage wind and hail deductible mean?

A percentage wind and hail deductible is calculated from the dwelling limit, not from the size of the claim. On a home insured for $500,000, a 1% deductible is $5,000 and a 2% deductible is $10,000. We translate the percentage into dollars before comparing policies.

Does homeowners insurance cover flooding in Oklahoma?

Standard homeowners insurance generally does not cover outside flooding. A burst pipe, sewer or drain backup, and rising water are different kinds of losses and may require different coverage. We review each one separately instead of treating all water damage the same.

How much does home insurance cost in Edmond?

Price depends on the house, rebuild cost, roof, location, claims history, deductibles, and coverage choices. Insurance companies weigh those details differently. We compare the coverage first, then the premium, so a lower number is not hiding a larger deductible or less protection.

Let’s make sure the home is covered right.

We will look at how the house is built, who lives there, what you own, and how much risk you want to keep. Then we will compare policies on coverage and price.
